Questions buyers ask

Financing a home in Florida

How much do I need for a down payment?

It depends on the loan. Some programs allow as little as a few percent down, VA and some USDA loans can allow none, and conventional loans with 20% down avoid mortgage insurance. Florida also has down payment assistance programs for eligible buyers; a lender can tell you which you qualify for.

Should I get pre-approved before touring homes?

Yes. A pre-approval tells you your real price range and monthly payment, and sellers take an offer with one more seriously. Use our affordability calculator first, then talk with one of the lenders above.

What else goes into my monthly payment?

Besides principal and interest, Florida payments usually include property taxes, homeowners insurance, flood insurance in some areas, and an HOA fee in many communities. Each town page, such as Orlando or Tampa, shows typical taxes and HOA fees there.
